Building the M2 CS (and others!) a home..

I have been working on this garage since the same day allocations went out (total coincidence). It's almost complete and it's totally weather tight now. Figured for entertainment while we wait why not share what's been keeping me busy the past couple months.

love the lift! I may have to add one of those eventually, though I've got enough room for 4-6 cars in the garage itself.

Mine will solidly hold 4 without the lift if we wanted. The CS will be the 4th car, and keeping the space clear for the kids and yard stuff etc on the right side is easiest by stacking two cars with the lift. It was also because I do 98% of all the work on my cars myself. So having a lift is a huge thing for me finally for doing track day prep and service etc. I have the F30 up on it right now partially apart because of the oil filter housing gasket leaking.

The epoxy flooring, drain, and the tons of LED lighting on the ceiling have been more than worth it. I also put in an air conditioner when it was build (as well as a heater of course). That A/C unit is amazing in the summer for pulling out humidity etc. Can't recommend that enough!

Epoxy floor coating. I have a split garage with 4 bays at a 90 degree angle. One is the daily driver section, and the other is the shop. I have a two post service lift, but it does a nice job of increasing winter storage.

Wow, nice. If you don't mind me asking, how much does it cost to build a garage like that? I've been looking at buying a house and it increases my options if I look for one without a garage and build my own.

I was the General Contractor so saved about 30k. But pre covid I had this estimated at 85k fully done. I have spent about 85k mostly because I ended up redoing the rest of the house so it matches (redid roof, added ridge vents, redid soffits, siding,doors and windows). The garage is 1000 sq ft (43 x 23) roughly. The garage is the same size as the house

edit: Prices of materials went up 30-40% over the past 6 months so it is a bit more pricey currently to build. Which was another reason the cost was higher compared to the estimate, I'd guess the estimate would have went up a good bit (100k+)had I used a contractor to build it when I was able in September.

This was why I built mine, houses with garages were just too much last year. I'm single and a business owner so it was a bit tougher getting a mortgage also needed more down because it wasn't a conventional loan.

Mine was sub 100k with everything you see including lift, cabinets, floors, demo, etc.

Mine is 41'*26' if I remember correctly.

It was cheaper to buy a house with a two car garage, tear off and rebuild than go up to a house with a three car or larger because of how houses are built in general in our area.

My wife dreams of this setup! She wants the shop totally separate from the daily drive section she wants a perfectly empty pristine bay to drive into each day with no kids toys, lawn stuff, or car projects.

Nice work contracting it yourself! It's amazing too how much materials have risen the last two years as well.

Thanks I couldn't rationalize paying someone to do it over what I could sub contract the work out for. With numbers being down on my business I figured I'd save the money and push the paperwork and cleanup and coordinate. It's a lot of work but I have the time right now. Thankfully business is really picking up now so it worked out well.

I got a lumber list in March it was about 14k in September it was at 19k for the same materials.

On a side note my project came to a grinding halt this morning as my electrician notified me he is waiting for his Covid test and can't do my garage until things are cleared.

Gah! That sucks! Good time to review and recheck the electrical plans I guess.

I put in two electric car charging drops for the future, and separated the ceiling lights to 3 circuits so I didn't have to run the full 120,000 lumens all the time. Also put in 240V for the compressor, welder, and lift. It's a 100 amp sub panel with some run off the main house panel, so you can't run everything simultaneously, but it covers things well enough.

I'm in development, cost of wood framing rising is making our pro formas bust. It's pretty wild.

Where are you in the process? I started in February getting drawings and plot plans done.. Then covid. My garage required a special permit which added about 60 days onto the process(not to mention at least 5k in additional costs).

Absolutely love this, and love the combo of cars you have. I've got a 4 bay garage that the previous home owner built himself, but I would have loved to have one that is an open space like yours. My garage is 1100 sq ft, but it's very partitioned.

So you mentioned you stack the cars so you can have space for the other stuff, but did you at all consider a 2 post? My ceiling is only 9 ft tall, so unfortunately I might just have to settle for a quick jack.

I did consider a two post, but went four for a few reasons

- I can move the lift around if needed and it's not attached to the floor. I did pour the floor thick so I can do two post later though if I want to.

- storing the car for really extended periods with the suspension extended isn't great, so this resolves that.

- you can't see it in the photos but the lift is equipped with sliding jacks so I can lift the car off the deck to do suspension work while it is up on the lift.

So far I haven't found any drawback to this arrangement given the space I have and the work I do.
