There's an $8k-$9k incentive from BMW Canada right now (only on the CS) plus aggressive discount of similar amount or more will get you to the $1100-1200 range.
Keep in mind this is on the leftover 2019s not on the 2020s. The M4 comps you're seeing were probably leased at 5.9% with normal discount which puts them in the $1400+ range.
